Introduction
The goal of this staging plan is to enhance the visual appeal of the property by decluttering, rearranging furniture, and creating an inviting space that highlights the home’s best features. By following the principles of 'Remove Clutter' and 'Less is More', we will create a clean, spacious, and well-presented environment that maximizes the property’s market potential.
Key Principles
1. Remove Clutter
Unnecessary items should be removed or stored to create a clean and open environment.
2. Less is More
Rooms should have a minimal but functional design, allowing buyers to visualize themselves in the space.
Room by Room Recommendations
Front Yard

- Remove all clutter, including the pool ladder, plastic chair, and extra gardening supplies.
- Clean up and maintain landscaping, ensuring plants and bushes look trimmed and neat.
- Rearrange potted plants near the front door for a more presentable arrangement.
Back Yard

- Minor tree trimming and general landscaping cleanup.
- Straighten bricks to create a neater and more intentional look.
- Remove all unnecessary items, including concrete blocks and any other clutter.
Back Patio

- Completely clear the area, removing the grill, propane tanks, wood, and miscellaneous items.
- Store gardening tools and hoses neatly, ensuring they are not visible.
- Move the outdoor swing to the end of the yard, 6 inches from the concrete edge, on the same side as the diving board.
Living Room

- Move the TV setup from its current location to where the desk is currently placed.
- Relocate the desk to the new office (formerly the TV room).
- Move the black upholstered chair into the new office/desk area.
- Reposition the couch to the right wall for a better layout.
- Store exercise bikes out of sight, either in storage or a storage room.
Office (Former TV Room)

- Move the desk from the living room to this space, centering it against the right wall.
- Move the small tables from the TV area into the living room, placing them on either side of the couch.
- Declutter and clean to keep the space minimal and organized.
Kitchen

- Clear and clean all countertops for a clutter-free look.
- For showings: Keep countertops completely clear.
- For daily use: The rice cooker may stay on the counter but should be stored away for showings.
Dining Room

- Remove all furniture except for the dining table and chairs.
- Move the dining table closer to the wall for better flow.
- Remove tablecloths and pillows for a clean, modern look.
- Relocate the water dispenser to the back corner of the dining room so the counter stools can be evenly placed at the counter.
Primary Bedroom

- Center the bed on the wall for symmetry.
- Replace bedding with a neutral comforter that fully covers the mattress, box spring, and bed frame.
- Move the red rug 2 to 3 feet closer to the headboard to expose more tile flooring.
- Open all curtains to maximize natural light.
- Remove exterior window coverings to improve indoor brightness.
- Move the console table to the wall across from the bed.
- Put away all clutter for a clean, staged look
Primary Bathroom

- Clear countertops of all personal items.
- Only display basic white towels to maintain a neutral, clean appearance.
- Remove or reposition the shower rack: Preferably store it away, but if needed, place it in the opposite corner of the shower to keep it out of sight in listing photos.
Bedroom 2

- Move storage bins to storage to declutter the space.
- Reposition the bed to be centered on the wall.
- Replace bedding with a neutral-colored set that fully covers the mattress, box spring, and bed frame.
Bedroom 3

- Completely empty the room by putting everything into storage.
- Thoroughly clean the floor for a polished appearance.
- The only item left in the room should be one exercise bike (from the living room).
Bathroom 2

- Replace all towels with white towels for consistency.
- Swap out the shower curtain for a white or light tan one to keep the space bright and neutral.
- Clean the curtain rod to maintain a polished look.
- Remove all personal items from the countertops for a minimalist, staged appearance.
