Rooms should have a minimal but functional design, allowing buyers to visualize themselves in the space.

Every surface should be cleaned, creating a fresh and well-maintained impression throughout the home.
Room by Room Recommendations
Front Yard

- Thoroughly wash the sidewalks to remove dirt and brighten the entrance.
- Leaf blow the entire area to clear away leaves and debris for a neat appearance.
- Remove the water hose to eliminate visual clutter and keep the space tidy.
- Remove the light blue/white pot to simplify the space and create a more cohesive look.
Back Yard


- Remove or hide all 5-gallon buckets and concrete chunks to reduce clutter and create a more polished space.
- Rake the yard thoroughly and trim the grass to give the backyard a clean, well-maintained appearance.
- Clean up all dog waste to ensure the space is sanitary and ready for showings.
- Clear the entire patio area of any clutter or miscellaneous items to present a clean, open space.
- Wash the sidewalks to remove stains and buildup, enhancing the overall presentation of the patio.
Back Patio Pergola


- Tie back all curtains neatly to allow maximum sunlight to flow into the space, making it feel bright and inviting.
- Sweep and clean the flooring beneath the pergola to remove dirt, leaves, or debris for a fresh, maintained look.
- Remove any excess furniture or decor that feels cluttered or mismatched; aim for a simple, open layout.

Living Room

- Remove the fireplace mantle and the green cloth on the media center to streamline and modernize the room.
- Move the media center 12 inches to the left to improve layout and create visual balance.
- Center the couch directly in front of the media cabinet for a cohesive seating arrangement.
- Place the coffee table 12 to 16 inches in front of the couch for comfortable spacing.
- Position the hope chest beneath the media cabinet to serve as a clean, functional TV console
Kitchen

- Clear and clean all countertops and the top of the fridge for a polished, clutter-free look.
- Remove any items hanging on the fridge, including magnets and papers.
- Use a stainless steel cleaner to give the fridge a sleek, well-maintained finish.
- Leave only the coffee grinder and two plain white cups in the back corner for a minimalist vignette.
- Clear the island completely, leaving only the large plant in the blue/green pot, centered as a focal point.
Dining Room

- Clear and clean the dining table to create a blank canvas and open feel.
- Remove current artwork to make space for something more fitting.
- Replace it with the Hopi artwork currently wrapped in shipping wrap to add cultural character and interest.
Primary Bedroom


- Remove the desk and relocate it to the nursery to simplify the bedroom layout.
- Place the crib in the desk's former location to create a practical use of space in the nursery.
- Center the bed on the wall to create symmetry and balance.
- Remove the nightstand on the right side of the bed to reduce visual weight.
- Remove the gold mirror just inside the door to simplify the entry and open up the space.
Primary Bathroom

- Keep the countertop clean and clear to maintain a spa-like, minimalist atmosphere.
- Add a plain white shower curtain, bunched to the left side, to soften the space while keeping it clean and neutral.
Bedroom 2


- Remove the snake enclosure to neutralize the space and increase appeal.
- Move the desk to the opposite side of the room to improve flow.
- Center the bed on the wall to enhance symmetry.
- Arrange pillows vertically at the head of the bed to add visual height and styling.
- Rotate the rug 90 degrees and place 65% of it under the bed to help anchor the layout.
Bedroom 3 / Nursery


- Clean, clear, and store away as many items as possible to keep the room serene.
- Tidy and soften the changing table to create a cozy, welcoming feel.
- Pull the chair 4 to 6 inches away from the wall to make the space feel more intentional.
- Place the desk on the right side of the room to create a small workspace that allows supervision of a child at play.
Bathroom 2

- Clean and clear the countertop for a polished, spa-like impression.
- Remove brightly colored towels and replace them with neutral options if needed.
- Remove the plunger, toilet brush, and trash can before photos to eliminate distractions.
